Alterations/Permissions

Tenants

Your tenancy agreement does not permit any of the following changes without prior written permission:

• Changes to electrical or gas fittings

• The erection of sheds, garages, buildings, fences, greenhouses, ponds or other structures

• The installation of any equipment used for broadcasting or receiving signals, such as satellite dishes.

NB: TV and VHF aerials for terrestrial transmission will not need permission except for those on flats and maisonettes with communal aerials.

You must ensure you obtain any planning permission you need and keep to all relevant building regulations. You must do the work to a reasonable standard.  If not, we will treat the matter as breaking the terms of your tenancy.

Permission will not be granted if an asbestos survey has not been carried out at your property.  To arrange for a survey, please contact our contractors White Young Green on 01480 410550.

Any work that will disturb asbestos containing materials must be carried out in accordance with Health and Safety Executive (HSE) guidelines, and where necessary, by a licensed contractor.  Further information regarding this is available at www.hse.gov.uk or 0845 345 0055.  If permission is granted, a copy of the asbestos survey and an information leaflet will be sent to you with the permission letter.

Tenants’ application to carry out alterations/improvements to dwelling

I wish to apply for permission to have the works specified below carried out in the above dwelling of which I am the tenant.  I undertake not to commence any works until permission is received from Havebury.

For applications for the fitting/alteration of central heating and other major alterations such as conservatories, porches and re-wiring, you will need to send us a full specification and any drawings from the proposed contractor.   Heating must be carried out by a registered installer.

Electrical work will require a Completion and Inspection Certificate from an approved electrician.  Should building regulations and/or planning permission be required, proof of permission will need to be sent to us.

Permission will not be granted if an asbestos survey has not been carried out at your property.  To arrange for a survey, please contact our contractors White Young Green on 01480 410550.

Please describe in detail the extent of the works, attaching a plan showing the precise location whether internal or external. If external, an inspection can be made without you present if it is more convenient to you. It is important you indicate whether the alteration affects the front, side or back of your property, for example for vehicle hardstandings and satellite dishes.

Owner Occupiers’ application to carry out alterations/improvements to dwelling

I wish to apply for permission to have the works specified below carried out in the above dwelling of which I am the owner.  I undertake not to commence any works until permission is received from Havebury.

You may be required by covenant not to commence any works on your property until permission is received from Havebury.

Please be aware that asbestos may be present in your property.  It is advisable that a management survey (previously known as a Type Two Survey) is carried out by a qualified surveyor prior to work being done.  In addition, any removal work must be carried out in accordance with HSE guidelines.
