Repair responsibilities

Here you can find out about what repairs are your responsibility as a tenant and what are ours as your landlord.

Which repairs are my responsibility?

Your tenancy agreement or lease will set out what repair and maintenance works are your responsibility.

These are things such as decorating, bleeding radiators, changing lightbulbs, replacing lost keys and ensuring your home is kept well-ventilated, to minimise condensation.

You’re also responsible for repairing any damage that’s been caused as a result of you, your family, or visitors to your home.

If you’re a shared owner, you will generally be responsible for all repairs within your home, unless this is a defect – something we need to fix, if your home is a new build.

For both rented and shared owner communal areas, we are responsible for repairs and maintenance works. In some cases, these may be covered by a service charge.

Which repairs are your responsibility?

For our rented homes, we are responsible for health and safety checks in your home – for example, servicing gas boilers and central heating systems, electrical wiring and testing, and fitting smoke alarms.

We’ll also fix repairs such as leaks in your home, or any structural issues.

We’re not responsible for repairs in shared ownership homes, unless it’s a defect, if you live in a new build, for example.

Rechargeable repairs

If we have to repair any deliberate damage, which you or visitors to your home caused, or any damage due to you not following the guidelines set out in your tenancy agreement, you may be charged for the cost of this work.

You may also be recharged if we undertake a repair that is something you should do. But we will make you aware of this before we carry this out.

Examples of repairs we may recharge include:

  • Deliberate damage, such as radiators ripped off walls or damage to internal doors or kitchen units.
  • We need to change your locks due to lost keys.
  • Unblocking sinks or toilets.
  • Your home is left in a poor condition when you end your tenancy
