Gas servicing

We provide our tenants with free annual gas safety checks.

  • Our Responsibilities

    We will ensure that:

    • Gas fittings, appliances, pipe work and flues installed by Havebury are maintained safely
    • All installations, maintenance safety checks and annual gas servicing are carried out by a Gas Safe-registered installer.
    • A gas service is carried out on each appliance/flue that is owned by Havebury in your home every year. When you move in, all gas appliances/flues will be checked
    • A visual inspection is completed on your own appliances such as cookers and gas fires
    • We keep a record of each annual gas service
    • Our contractors send you a copy of the current gas safety certificate within 28 days
  • Your Responsibilities

    You will ensure that:

    • You allow us access to your home to carry out maintenance or safety checks on our gas appliances
    • If you want to replace a gas appliance (owned by you), you will always seek permission from us first. You should always use a Gas Safe-registered engineer to carry out any work to a gas installation in your home
    • If you have any doubt about the safety of gas equipment, you will turn it off and contact us immediately

    Failure to give us reasonable access to your property is dangerous for you, your family and your neighbours. It is also a breach of your tenancy conditions, which could result in us taking legal action. If you are using a room with a gas appliance in as a bedroom, please contact us for further safety advice.

    If you think you can small gas or fumes:

    • Turn off the gas at the meter
    • Open windows
    • Put out naked flames
    • Don’t use electrical switches
    • Call us on 0300 3300 900 or the National Grid on 0800 111 999
  • Carbon Monoxide

    Carbon monoxide is a gas which is a highly poisonous to both people and animals. It is difficult to recognise because it has no colour, smell or taste. All Havebury properties which have gas connections are fitted with carbon monoxide detectors. They will make a sound if the gas is detected.

    If the detector in your property starts sounding or you experience drowsiness, headaches, nausea or chest pains when using a gas appliance, call us immediately on 0300 3300 900.

    You will be instructed to:

    • Turn off and make safe the appliance causing the problem, as well as any other gas appliances
    • Open the windows
    • Leave the property
    • Contact a doctor and mention the possibility of carbon monoxide poisoning

    We will contact our gas contractor to attend the property immediately.

  • Gas Servicing Procedure

    All landlords have a legal obligation to carry out gas servicing and safety checks at intervals of not more than 12 months.

    To ensure we comply with the law, our procedure is as follows:

    • Our contractor will send you a letter ten working days before they are due to carry out the service visit. The service visit will be two months before the anniversary of the last service date. If the date is not suitable, an alternative date can be arranged, providing this is before the anniversary of the last service
    • The gas engineer will attend on the agreed date. Providing that access is granted, the annual service will be completed
    • If access is not granted, the engineer will leave a card asking you to make contact for a suitable appointment. A second letter with an appointment will also be sent
    • If no access is gained on the second visit, our contractor will leave a second card. The address will then be referred to Havebury
    • We will write to you, phone or text on two occasions and attempt two personal visits if there is no contact from you
    • We will then pass your details to our legal team to start court proceedings to gain access. They will send a pre-action letter, the cost of which may be charged against you if the case goes further
    • If no access is allowed, the case will go to court for an injunction to gain access. This can result in all costs being awarded against you. Costs can be as much as £1,500.
    • Ultimately, if no access is gained by Havebury, we can take possession or force access to your home
  • Gas Safety Tips
    • Never try DIY with gas appliances
    • Make sure your gas meter is clear of obstructions
    • Don’t block up ventilation outlets
    • Ensure that flue terminals are kept clear at all times
    • Never use a gas appliance if you think it’s not working properly
    • Never cover gas appliances
    • Certain home improvements can have an effect on the safe operation of gas appliances. Your gas appliance should be checked for safety if you have work completed such as new double glazing, draught exclusion, extraction ventilation or a building extension. Permission must be sought before any independent work is carried out to a property belonging to Havebury
    • Be cautious if buying second hand gas appliances – never scrimp on safety
    • Always follow user instructions on your gas appliance.
