In May 2026, we asked for your feedback to help shape our plans on how we look after and invest in your homes and communities.
This included:
- Our new home standard
- Investing in our existing homes
- Our repairs service
- Your neighbourhoods and communities
- Making a difference in our communities through social value
Find out below how your comments has helped shape our strategies.
Investment in Homes and Communities Strategy
Our Investment in Homes Strategy, sets out how we’ll invest in our homes, neighbourhoods and communities over the coming years.
Our homes are at the heart of what we do. We want you to have a home that is safe, comfortable, well maintained and suitable for your needs, and we want to make sure our investment is focused where it can make the biggest difference.
Your views have helped shape our plans
More than 370 residents shared their experiences and ideas with us through our homes and communities consultation.
You told us about the things that matter most to you, including windows and doors, kitchens and bathrooms, heating, storage and space, and damp and mould. We’ve used what you told us to help shape our investment priorities.
Our strategy focuses on four key areas:
Maintain safe, good-quality and sustainable homes
We’ll continue to invest in keeping your home safe, warm and in good condition. This includes improving energy efficiency, with the majority of our homes expected to reach EPC C by 2029.
Places and communities
Investment isn’t just about individual homes. We’ll also look at the wider places where you live, including improving around 500 garages and making sure our investment supports strong, attractive communities.
Data driven
We’ll use better information about our homes to help us plan investment proactively and make sure we’re putting money where it’s needed most.
Resident experience and feedback
This strategy is an important part of our commitment to providing good-quality homes and services that you can trust.
We’ll keep you updated as our plans progress and as investment takes place in your home and community.

Sustainability and Social Value Strategy
Our Sustainability and Social Value Strategy, sets out how we’ll work to create positive environmental, social and economic benefits for our residents and communities.
For us, sustainability is about more than reducing carbon emissions. It’s also about supporting strong, connected communities, helping residents access opportunities and making a positive difference to the places where we work.
Our new strategy supports our new Purpose and Plan and our vision to be the trusted provider of good quality homes and services.
You helped shape our plans
As part of our Homes and Communities Consultation, we asked you to share your views on a number of topics to help us shape our approach. We asked you:
“What one thing could we do outside of our usual landlord services that would have the biggest impact on you and your community?”
We received 370 responses from residents who rent their homes and 17 responses from shared owners.
The most popular answers were:
- Wellbeing events
- Support with household items
- Financial advice and support
- More work with young people
- Employment support
You also shared some great ideas about what could make a difference in your communities.
These included:
- More apprenticeship opportunities for young people
- Community events such as street parties
- Better access to financial and wellbeing support
- Spaces where people can meet and make connections
- Activities for children and young people and better transport options for people who don’t drive
Your feedback will help us decide where we can make the biggest difference.
Our strategy has four main areas:
Sustainable operations
We’ll look at how we can reduce the environmental impact of the way we work. This includes reducing waste, improving recycling and reuse, increasing the use of electric vehicles and looking at ways to reduce our carbon emissions.
Residents, communities and place
We’ll use your feedback and local insight to help us invest in activities that benefit residents and communities.
This includes developing our furniture reuse project, which is already helping residents access smaller furniture items and household goods.
We’ll also explore new projects with partners that could support health and wellbeing, digital inclusion, employment, community connection and access to services.
Governance, data and reporting
We want to understand the difference our work makes.
Over the coming year, we’ll improve how we measure the impact of our sustainability and social value work. This will help us understand what is working well and where we can do more.
Procurement and partnerships
The way we work with suppliers and partners can also bring benefits to our communities.
We’ll look for opportunities to create social value through our contracts, including supporting local businesses and working with suppliers to deliver projects that benefit residents.
What happens next?
This strategy builds on work we’re already doing, but it also gives us a clearer and more joined up approach to sustainability and social value.
We’ll continue to listen to residents and use your feedback to help shape our work.
We’ll also report on our progress each year, so we can show you what we’ve achieved and where we still have more to do.
