If you use gas to operate your heating and hot water in your home, you will know how important it is. Gas appliances require regular maintenance to operate safely and efficiently. Gas servicing involves inspecting, cleaning, and repairing these systems to ensure their top performance.

Here is why gas servicing is so important:

We will contact you to let you know a service is due two months before the expiry of the gas safety check, and our contractor will contact you to make the appointment.

At the gas safety check, the Gas Safe engineer from Liberty will:

  • Do a thorough test of gas appliances, making sure they’re in good order and secure.
  • Make sure any chimneys and flues are working as they should be.
  • Inspect and test pipework to make sure it’s safe
  • Carry out a ‘gas tightness test’ at the gas meter to confirm there are no faults or that no gas is escaping from the pipework
  • Carry out checks on your smoke, heat and carbon monoxide alarms to ensure they are working properly
  • If you have a gas cooker, the engineer will visually inspect it to ensure it’s installed and operating correctly.

You need to give us access to your home to allow us to undertake this check. If you don’t do this, we may go to court to get an order, which allows us access to do this. We also ask that someone over the age of 18 is at home during the visit and that there is clear access to the following:

If you have a pay-as-you-go meter, please ensure that there is credit available for the checks to be carried out, if not, we will cap the meter and arrange for our contractor to return when you have credit.

If you think you can smell gas or fumes:

  • turn off the gas at the meter
  • open windows
  • put out naked flames
  • don’t use electrical switches

Carbon monoxide is a highly poisonous gas to both people and animals. It is difficult to recognise because it has no colour, smell, or taste.

All our homes have gas connections fitted with carbon monoxide detectors. They will make a sound if the gas is detected.

If the detector in your property starts sounding, or you experience drowsiness, headaches, nausea, or chest pains when using a gas appliance, call us immediately on 0300 3300 900.

You will be asked to:

  • turn off and make safe the appliance causing the problem, as well as any other gas appliances
  • open the windows
  • leave the property
  • contact a doctor and mention the possibility of carbon monoxide poisoning

We will contact our gas contractor to attend to your home as an emergency.

Give us access to your home so we can undertake gas safety checks, and get in contact with us if you have any concerns.

We recommend you test your alarms weekly by pressing the test button on the alarm.

Having your oil heating system and air source heat pump (ASHP) serviced regularly is really important — not just for efficiency, but for safety, cost savings and reliability.

Here is why it’s important:

  • Safety – Oil boilers burn fuel to create heat. If they aren’t serviced, they can produce carbon monoxide (a dangerous, invisible gas, burners can become clogged or misaligned and leaks or faulty components can become fire risks. A yearly service checks combustion, seals, and ventilation.
  • Efficiency (lower bills) – Over time, soot builds up inside the boiler. This makes it work harder and use more oil. A clean, serviced boiler can use noticeably less fuel, which is especially important with fluctuating oil prices.
  • Prevent breakdowns – Oil systems have moving parts and filters that clog. Servicing means that we will replaces oil filters, checks nozzles and ensure everything is working as it should.
  • Extends lifespan – A well-maintained oil boiler can last 15–20 years. Poor maintenance can cut that dramatically.
  • Maintains efficiency – Heat pumps don’t “burn” fuel, they transfer heat from outside air. If filters, coils or fans are dirty, the system works harder which means electricity usage increases and performance drops in colder weather. Servicing keeps it running at its best efficiency.
  • Protects the compressor– The compressor is one of the most important parts of the system. Poor airflow, blocked coils or low refrigerant can cause damage.
  • Ensures correct system balance – Heat pumps work best with, correct water temperatures, properly balanced radiators and accurate thermostat settings. A service checks all of this.
